1. Who we are
The three homes on this site are hosted by Maxwell Kroll, an individual in Massachusetts doing business as SnowTop ("we", "us"). When you book here, your agreement is with him. By booking or using the site you agree to these terms.
2. Booking
- You must be at least 21 to book.
- Give accurate details. The person who books must be one of the guests.
- You're responsible for all charges on your booking.
3. Payment and fees
Prices are in US dollars. When you book online, the full total is charged at checkout. No booking or service fees from us: your total is the nightly rate, the cleaning fee, any extra-guest fee and tax, each shown before you pay. Cancellations and refunds follow our Cancellation Policy.
4. Occupancy
- No more people may stay overnight than the maximum shown on the home's page, and everyone staying overnight must be on the booking.
- No parties or events. Daytime visitors are fine if the home stays within its limits and neighbors aren't disturbed.
- If a stay goes beyond these limits, we may ask the extra people to leave, or end the stay if it can't safely continue.
5. Pets
There are no pets at any of our homes. If you have a question about a pet, message us before you book.
6. Damage and house rules
- Follow the house rules we send with your booking, including quiet hours.
- Tell us about any damage or breakage as soon as it happens.
- We don't take a security deposit. You're responsible for damage beyond normal wear caused during your stay; if there is any, we'll show you the cost and ask you to pay it.
7. Liability
We prepare each home with care. To the extent the law allows, we aren't responsible for loss of personal belongings or for injuries that aren't caused by our negligence. Nothing in these terms limits rights you have that the law doesn't allow us to limit.
8. Governing law
These terms are governed by the laws of Massachusetts. For a stay at Hermit Lake, New Hampshire law still applies wherever it must, and nothing here takes away a right it gives you.
9. Changes
We may update these terms; the date at the top changes when we do. The terms in effect when you booked apply to that booking.
