Usually 2 nights, but during busy times like summer weeks and holidays it might be 3-7 nights. It's always shown on the listing.

Usually, yes. Just message us and we'll figure it out. If the new dates have different pricing, we'll let you know.

We put a hold on your card (usually $250-500) but don't actually charge it unless something goes wrong. It's released within a week after you check out.

Check-in is at 3pm, checkout is 10am. Need to arrive early or leave late? Just ask. We can usually work something out if there's no one checking in right after you.

All our places have keypad locks. You'll get your code the day before you arrive. No need to meet anyone or deal with keys.

No worries. The code works whenever you get there. Just give us a heads up so we know you're coming.

Everything you need: sheets, towels, kitchen stuff, toiletries, WiFi, TV. We also leave coffee and some basics so you don't have to run to the store right away. Beach chairs and outdoor gear depend on the property.

Yep, all our places have good WiFi. Fast enough for streaming, video calls, working remotely, whatever you need.

Some of our places allow dogs, some don't (for guests with allergies). Check the listing or just ask us. There's usually a small pet fee.

Yes, free parking at all our places. Usually room for 2-4 cars.

Our Cape Cod places have AC. The lake house in New Hampshire doesn't need it, honestly. The lake breeze keeps it comfortable.

The nightly rate covers the place, linens, WiFi, utilities, and basic supplies. There's a cleaning fee (shown before you book) and taxes. That's it.

When you book. If you're booking way in advance (60+ days), we can sometimes split it into two payments. Just ask.

Yes! A week or more gets you 10-15% off. A month or more is 20-25% off. It's automatic when you pick those dates.

All major credit cards. No cash or checks, sorry.

Call or text us. If it's urgent (no hot water, AC died, etc.) we'll get someone there fast. For smaller stuff, just let us know and we'll take care of it.

Yes, we have local contacts for each property. Their info is in your check-in instructions. But you can always reach us directly too.

Friends stopping by during the day is fine. But everyone staying overnight needs to be on the reservation. No parties, please.

Our Dennis places are an easy walk or short drive to nearby Nantucket Sound beaches. The lake house is right on the water with its own dock.

Cape Cod has beaches, bike trails, whale watching, cute towns. The Lakes Region has swimming, boating, hiking, skiing in winter. We have guides for both areas with our favorite spots.

If you're driving to the beach in summer, yes — Dennis charges non-residents daily parking (around $30/day at popular lots like Mayflower) and the town sells visitor passes. Our Dennis places are an easy walk or short drive to nearby Nantucket Sound beaches, so you can often skip the parking hassle entirely.

In the off-season. Dogs aren't allowed on Dennis beaches during the summer season, but from after Labor Day through late spring they're welcome — it's honestly one of the best reasons to visit in the fall. Our dog-friendly Cape Cod guide on the blog has the details.

The bay-side beaches — Mayflower and Corporation Beach in Dennis. The water is noticeably warmer than the ocean side, the waves are gentle, and at low tide the sandbars and tidal pools keep kids busy for hours.

Dennis sits mid-Cape, so it's a great home base: roughly 45 minutes to an hour up Route 6 to the Cape Cod National Seashore beaches and Provincetown, and similar going the other way to the bridges. Most day trips on the Cape are within an easy drive.

Absolutely — that's the point of the place. The water is clean and quiet, and by mid-summer it's warm enough for long swims right from the dock. Because the lake has no motorboat traffic, it stays calm and peaceful.

No — Hermit Lake is a quiet lake, best for kayaking, canoeing, paddleboarding, and swimming. If you want to water ski or cruise in a speedboat, Lake Winnisquam and Winnipesaukee are a short drive away.

About half an hour to Gunstock Mountain, which covers most people's ski days. It makes the lake house a legitimately good winter base: ski in the morning, warm up by the fire at the lake in the afternoon.
